A handcrafted custom residence on the banks of the Roaring Fork River in scenic downtown two blocks from the Aspen core – a labor of love that took its current owner nearly four years to complete – will sell at auction next month through NYC-based luxury auction company Concierge Auctions. Located at 1110 Waters Avenue, the 7,400-square-foot-plus mountain estate, once honored by the renowned American Society of Interior Designers, was inspired by the famous style of Architect Bernard Maybeck. Most recently listed for $12.95 million, the Rocky Mountain property will sell without reserve to the highest bidder on July 16th in cooperation with Steven Shane of Shane Aspen Real Estate.

The seller, Bill Coleman, and his family invested $21 million to make 1110 Waters Avenue a true custom home. “We built this house with a timeless, craftsman-style Victorian design. We based it on a Bernard Maybeck-influenced cross between a luxury yacht and a church with a comfortable and cozy feeling, despite its large size,” he said.

Designed by Architect David Warner of Lipkin Warner, with interiors by Steve Stein of Miller Stein Design, the custom home features the finest in cherry, mahogany and hickory woodworking. The great room ceilings were acoustically engineered by Charles Salter of the San Francisco Opera House, and the driveway cobblestones were retrieved from the historic Larimer Square in Denver. State-of-the-art professionals were enlisted to bring the vision into reality, including 39 cabinetmakers and an artisan stonemason from Mexico City.

Sitting on a private cul-de-sac lot of nearly half an acre, the estate includes five bedrooms, six and a half bathrooms, a chef’s kitchen, a great room with a floor-to-ceiling gas stone fireplace, an office, a billiards room, a 100-bottle wine room, four more fireplaces and three “safe rooms.” The master suite encompasses the entire upper level of the estate, while the lower level includes a caretaker suite complete with a bedroom, bathroom, living room, kitchenette and separate outside entrance. Other benefits include bright main rooms, designed with three sides of windows, expansive above-grade bedroom living, and prime Aspen Mountain views.

The inviting outdoor space includes multiple decks, a built-in hot tub, a private lot with lush vegetation and landscaping, and access to the Roaring Fork River, half of which from the banks out is included in the purchase of the property.

“Never before has an opportunity to acquire a quality riverfront home in Aspen’s central downtown core been available at one’s own bid price,” Shane said. “Having sold a diverse range of luxury homes in the area, this one is truly a one-of-a-kind mountain retreat. Every part of this custom home embraces the Aspen lifestyle. Bidders should take notice and get involved in this tremendous opportunity to bid on the town’s most intricately and exquisitely finished home.”

Ideally situated high in the Rocky Mountains, Aspen offers world-class skiing, fly fishing and white water rafting in addition to top entertainment, golf, shopping, spas and dining. The area is popular year-round thanks to its festivals, world-class music concerts, theatre, art, dance and lectures at the famed Aspen Institute. Aspen offers four world-class mountains with diverse terrain – Aspen Mountain, Aspen Highlands, Buttermilk, and Snowmass – for incredible skiing, hiking and mountain biking. The four areas collectively form one of the most famous winter resorts in the world. Since 2002, Aspen has been the home to the annual Winter X Games sports event, which typically includes over 300 of the world’s best athletes and Olympian competitors. 1110 Waters Avenue is located just two blocks from the Aspen core.

Concierge Auctions has had repeated success in the Aspen area. Last year, the company sold Peace Ranch, a 600-acre working ranch, for $17.15 million. And just last month, the company closed on the Northstar estate, a luxury chalet located in nearby Snowmass, CO, for $5.61 million.

“Our platform has resonated with sophisticated buyers across the globe who know and love the Aspen lifestyle,” said Concierge Auctions Vice President Mike Russo. “Not only is this one of the most premier locations in the world — a coveted town with international appeal — but the home is also one of the finest in the market. We welcome any potential buyer to visit the property and name their price on auction day.”

Concierge Auctions will host a preview event on July 2nd between 11:30-1:30pm. Showings will be held daily from 1-4pm and at other times by appointment. The auction will be conducted live, onsite, on July 16th at 1pm. The reception will begin at noon. A 3% commission is offered to the buyer’s representing broker.
