Well one thing is for sure…the temperatures are soaring! Could be worse though. We are in our bad weather here in the desert. Most everywhere has some sort of bad weather. However the bad weather is not keeping home buyers away though! It is slower but still moving!

The economical housing( $215,000 and under)in the valley is seeing a red hot market. We are talking multiple offer situation on most of these homes and condos. Valley residents and a few straggling investor buyers are making up the bidding war here.

The medium market seems to have more inventory and a tick less sale volume in the $300,000-$1,800,000 ranges. Here is seems price and a desirable home are still going to win the buyer. A bit tougher market for sellers here. Of course if you price right and have a nice home you will sell.

The $2,000,000 and up is seeing less inventory and significantly more sales!

If you own a home and are thinking about selling your home will fall in one of these three categories:

Fixer-Low Price
Average-Needs work….Get ready for a low ball offer
Perfect-Typically delivers Top dollar and usually sells quickly

If you are a buyer and trying to win a bid on a home against other bidders, here are a few helpful tips:

Offer Cash
Pre-Underwrite Your Mortgage
Keep Contingencies In Line
Get your offer in First

Prices in the valley seem to be inching there way up! A great thing if you are an owner. If you a buyer don’t wait around for too long or someone else might snatch up that home or ranch that you have been eyeing on line for a while. When the heat is on there are less buyers but there are still buyers! Give me a call to find out what your home is worth or to find your next dream home or ranch!
